Plans For Medical Building Off Dunn Road Prompt Some Concerns

The Florissant City Council held four public hearings at the council meeting this week. Three council members, John Moran, Tom Schneider, and Karen McKay were absent from the meeting as they were attending the National League of Cities conference.

The first two public hearings dealt with a plan by Clayco to put a medical office building near the corner of Dunn Road and Grandview Drive. The property is owned by St. Louis Christian College. The property is on the east side of the intersection.

The first public hearing was a request to subdivide the property. From three separate lots to become two lots. One lot would be a parcel running parallel to Grandview Drive. The other lot would have access off Dunn Road.

The property closest to Grandview Drive, which included the sign for the college, would still be owned by the college. Clayco would include an allowance for the college to improve its sign and nearby landscaping.

Clayco would build a medical office building on the other lot. Larry Chapman, speaking for the developer, said that they had two doctor’s practices lined up for the building. The two practices would take approximately half of the available space. They are still marketing the building to other doctors.

The building would be two stories. Access would be from one entrance off Dunn Road. There would be no access from Grandview Dr.

Karen Mock, who lives near the property, expressed some concerns with the plan. She said that the first house on the right, on Grandview Drive from Dunn Road, was owned by a private owner. Chapman had said earlier that it was owned by the college. Mock said the first house on the left was owned by the college. The first house on the right would be next to the medical building, she said.

Mock also said she was concerned about traffic on Dunn Road. “The road there is bad,” she said, “there are a lot of rear-end collisions and passing on the shoulder.” Mayor Robert Lowery pointed out that the city was aware of problems there, but that Dunn Road was a county road.

In another public hearing, the city heard from a representative from Dobbs Tire and Auto at 2775 North Highway 67. Dobbs would like to install a new pole sign at the property. The new sign would be closer to Lindbergh than the existing sign. No one spoke in opposition at the hearing.

The last public hearing also concerned a sign change. The owners of Surrey Plaza Shopping Center II would like to change the existing pole sign at the center. No one spoke in opposition at the hearing.
