Development in the 200-acre area in the southwest corner of Hazelwood is on its way. Plans for 74 acres in the area formerly known as Robertson, were given tentative approval by the Hazelwood City Council at its Dec. 20 meeting. Final approval was set for the Jan. 3 meeting.
The plans call for a plot of 74 acres to be divided into four lots and three common ground areas, for a subdivision called Hazelwood Commerce Center Plot 1.
During a power point presentation to the city council, Steve Quigley of Clayton Engineering Company said that on this plot there would be a 400,000-square-foot warehouse facility, and construction is expected to begin in February of this year. Clayton Engineering is representing the developer, McEagle Properties LLC.
Obviously enthused about the initial move toward development, Mayor T. R. Carr said this will be a great development for Hazelwood. “It means jobs, it means significant private sector investment and it means the City of Hazelwood continues to be an economic engine for St. Louis County,” Carr said.
Also after the meeting, Jim K. Bender, senior project manager for McEagle, told this reporter his firm has been “cleaning up a blighted area. “We have been resolving an environmental issue by remediating the 35-acre Edwards Avenue dump.”
Bender also pointed out that his firm has been cooperating with the First Missionary Baptist Church of Robertson. “We have been doing everything we can to help them operate without disruption.”
All the small residences in the area have been removed and the church and a cemetery will remain. According to expectations, the area should be fully developed in five-seven years.
Daniel Mears, Hazelwood’s assistant city manager, described some of the future plans for the area.
“Robertson was annexed to Hazelwood in 1996. Since the infrastructure was residential, the roads were very narrow. Plans call for two wider roads to accommodate commercial traffic.
“They are Fee Fee Road (widened) and Hazelwood Commerce Center Drive which would run from Lindbergh Boulevard, west to Phantom Drive.”
GM BUILDING DISTRIBUTION CENTER —
McEagle’s plans are not the only good news in the neighborhood, Mears said. “General Motors has begun construction on a 528,000-square-foot industrial distribution center. It will replace the
firm’s former parts warehouse.”
The $30 million facility is expected to be completed by June of this year. It is located on the southwest corner of Lindbergh Boulevard at its intersection with McDonnell Boulevard.
“To the south of the General Motors building will be the C.R. Frank Popcorn facility. The operation plans to move from its present location further south in Robertson,” Mears concluded.
