New Joint Venture at old St. Louis Mills will

Include both Sports Complex plus Office Park

A real estate developer from Ohio , Industrial Commercial Properties has purchased the former St. Louis Mills Mall and plans to turn it into an industrial office park while continuing to develop PowerPlex sports complex at the Hazelwood complex.

According to a press release from developers, ICP plans for the complex means the sports development will be more compact, but still offer all the fields in the original plan.

PowerPlex four years ago announced plans to convert the entire mall into an athletic complex with basketball, volleyball , baseball hitting cages while building sports facilities including a small stadium for baseball and other athletic facilities that were all part of the original plan

( some of the indoor venues have been place) and he expects the new Business park tenants to take up 50% of the space in the complex making it into “something special” in the new joint venture .

“There’s plenty of room for both business and ball” that will bring in needed revenue and “constant cash flow at the 1.5 millions square foot campus,” It will still be one of the largest sports complex in the region and ”one of the top ten in the U.S” Buck said.

The purchase by Industrial Commercial Properties may have now handled some of revenue problems and also now owns the bonds

The old St. Louis Mills property will be the sixth defunct mall ICP has redeveloped into warehouse and office space. It attracted Amazon to its redevelopment of the Randall Park Mall in Ohio.

The site here , to be renamed Hazelwood Business Park, will offer space for multiple tenants ranging from 30,000-100,000 square feet. Those tenants that will begin to move in next spring and leasing have started to take place. HBP stated that the two uses will compliment each other and operate at different times and be located at different parts of the property.

On the Powerplex part of the project, Dan Buck expects it will be completed by next summer, except for the stadium and expects both the office park and ballfields will be full operation within two years.

                  Powerplex to Keep Most of its Sports venues

The announcement of the new revised plans state that the Powerplex complex part will include : 6 Turfed Ballfields for baseball, softball, lacrosse, 7v7 flag football; includes a stadium. 8 outdoor 5v5 soccer fields (third party development) 18 Court Volleyball Venue (some volleyball courts are already in place at Powerplex) 7 Beach Volleyball Courts (5 indoors) , a Gymnastics training center and a Fitness and Athlete training center, Pickleball Courts , an 84,000sf Event Center (Basketball – 8 courts, Dance, Cheerleading, Wresting, MMA,, etc.), 105,000 of Amusement and Go-Kart Zone, Golf Simulators Bar and Grill, a micro-brewery, 12 restaurants and eateries, a convenience store. The NHL size ice rink (Ice Zone)where the St. Louis Blues had as their practice rink remains .
