Hazelwood moves forward on plans for business/industrial park

A proposed 215-acre business industrial park in the western part of Hazelwood is apparently on its way but city officials are waiting for more information and details before closure and final approval.

At the recent city council meeting, the council gave first reading to a bill allowing a change of zoning from a non-urban district to a light industrial district. The area contains four parcels of property that are north of Park 370 Industrial Park near the Mills Mall.

Speaking of the developer, 370 Land Development LLC, Hazelwood Director of Public Works Tom Manning said, “They will put together a nice looking industrial park.

” The rezoning of the land has been approved, but now the overall development will have to be approved by the Planning Commission and the city council.

“Since they have a number of separate parcels they will have to do a solidation then a re-subdivision. The subdivision will create what the industrial park looks like.” He suggested the developer apply as a planned district development project; this plan allows for a more versatile and broader use of the property.

Manning pointed out some of the problems facing the developer: between one-half and three-fourths of the site is in the 100 year flood plain; utility service capacity and the ability to provide buffers and landscape amenities need to be addressed.

George Stock, representing the developer, told the city council, “We are interested in persuing the planned district method and we are optimistic that we have a solution for all aspects of the project. This will be an extension of your Park 370.”

After the meeting Manning also said, “This is an indication that there will be more development in the agricultural grounds in the area. Many businesses will want to stay where they are convenient to the Lambert Field Airport.”

When asked for his opinion, Mayor T. R. Carr said, “This proposed development will bring new jobs to Hazelwood and will add to the economic strength of our city. It is one more indication of the fact that Hazelwood is a desirable location for business in the St. Louis region. We look forward to receiving detailed plans for the development following rezoning.”

The city’s Planning and Zoning Commission gave approval to the plan last month.
