The St. Louis region will be home to the Midwest\u2019s premier sports resort complex thanks to a final settlement allowing Big Sports Properties to revitalize the former St. Louis Outlet Mall into a $63 million campus. Most of the contracts are expected to be finalized by the end of August. Big Sports held a preview of the big plans for the mall at an event attended by over 150 people at the site on July 9. Tours were provided through the immaculate mall that looked much like it did when it first opened as St. Louis Mills 18 years ago<\/p>\n

The Hazelwood City Council has approved the final terms and a settlement agreement between the property\u2019s former owners and Big Sports Properties, the project\u2019s lead developer, that paves the way to create the 160+ acre youth sports tourism destination.<\/p>\n

POWERplex will host more than 180 major sports tournaments and special events per year. The public-private partnership will include 6 major sports venues, 13 restaurants, hotels and more than a dozen sports-focused retail stores. Many of the venues will open early in 2020, with substantial completion of all the sports complexes ready by fall 2020.<\/p>\n

\u201cIt\u2019s been a long journey with many barriers that have been overcome,\u201d said Dan Buck, Managing Partner of Big Sports Properties. \u201cThanks to incredible public and community support, corporate sponsorships and numerous visionary future partners, this remarkable campus is finally going to happen.\u201d<\/p>\n

Big Sports Properties has released a list of community and corporate partners who have committed to becoming tenants, sports users and sponsors of the venue, including major partners Heartland Coca-Cola, Ameren Missouri, BJC\/Christian Hospital, the St. Louis Cardinals, the city of Hazelwood, Explore St. Louis and St. Louis County. All together, more than 20 partners have signed on to support the project, including Integrity Fitness, Rusty Wallace Racing, M4 Group\/VIP Theaters, Old Town Gringo\u2019s, Jimmy John\u2019s, Culver\u2019s, Wetzel\u2019s Pretzels and A & W Rootbeer.<\/p>\n

Among the top competitive sports being offered at the POWERplex are baseball, softball, volleyball, beach volleyball, pickleball, basketball, seven on seven football, hockey, dance, cheerleading, lacrosse, field hockey, ultimate frisbee and major wrestling events. Six new sports venues specifically created to accommodate the needs of each sport are being designed both inside and outside the 1.5 million square foot former shopping mall. This campus will also include the largest indoor dome in America, spanning 750\u2019 x 300\u2019 feet (5.2 acres) and will soar 120\u2019 into the air. \u201cIt will be the biggest air supported structure we\u2019ve ever built,\u201d said Scott Biason the vice-President of St. Louis-based Arizon, the manufacturer of the air structure.”<\/p>\n

More than a dozen local sports teams, clubs and organizations already have agreed to call the $63 million sports campus home for practices, training, leagues and competitions, including the largest volleyball club in the region, High Performance. Additionally, the Gateway Region of USA Volleyball and the St. Louis Crossfiree Volleyball Club will be headquartered out of the POWERplex. Baseball and softball clubs include the Chaos, Swarm, Prospects (softball), and St. Louis Pirates will call POWERplex home.More clubs are being added weekly as the project moves towards the construction phase in September.<\/p>\n

Most of the mall stores will\u00a0\u00a0 replaced by the sporting venues in a process being called \u201cre-construction.\u201d<\/p>\n

“When businesses expand, everyone benefits. We’re exploring ideas from electric vehicles on the campus to solar at the softball stadium and providing expertise on making the complex energy efficient. ”<\/p>\n

There are several additional contracts still in negotiations, including colleges and universities looking to utilize the multi-sport venue for athletics, student life and academic uses. \u201cIt\u2019s a remarkable space to create hands on experiential learning for sports marketing, sports management, sports business, hospitality and athletic training and sports focused rehab,\u201d said Buck.<\/p>\n

The development, in partnership with Cissell Mueller Company, LLC, commercial real estate brokers, is also seeking an additional 6 restaurants, a ropes course, ninja course, or trampoline park partner (next door to Rusty Wallace Racing and Laser Bumper Cars). Hotel partners are sought to serve the enormous demand created by the campus.<\/p>\n

\u201cAn independent expert in youth sports tourism, estimates this campus will generate up to 270,000 hotel room bookings per year,\u201d said Duane Mueller, partner in Cissell Mueller. \u201cWe\u2019re getting a lot of interest from hoteliers who understand this booming sports tourism industry, a key factor being just 8 minutes from Lambert Airport and the flat, shovel-ready lots located on such a dynamic, fun and entertainment driven campus,\u201d Mueller added. The master plan also calls for an indoor\/outdoor waterpark resort at the main entrance on 18.6 acres by 2022.<\/p>\n

\u201cYou have to applaud the resilience and dedication of all involved,\u201d said Mayor Matt Robinson of the city of Hazelwood. \u201cOur city officials, Big Sports Properties, the banks, the bondholders, the county and Explore St. Louis, the corporate supporters \u2014 everyone involved in this vision has overcome a lot of hurdles in order to get us to the finish line. Now, we\u2019re all excited to finally get it get rolling this summer.\u201d<\/p>\n

\u201cThis is like scoring a huge goal in overtime,\u201d said Lloyd Ney, co-owner and operator of the Ice Zone which has been at the future POWERplex for over 15 years. \u201cWhat the city and Big Sports Properties have achieved in a very short time frame for all the remaining land owners is nothing short of miraculous. \u201d said Ney.<\/p>\n

The largest anchor tenant, Cabela\u2019s, has more than 3 years remaining on their current lease, but did express during the press conference their excitement to partner with the POWERplex in a wide-range of ways.<\/p>\n

Hope Church, which has a nearly 9 years remaining on its lease, is anticipated to stay, providing a good resource for Christian sports families looking for a Sunday service to attend between games.<\/p>\n

Also, announced on Tuesday, is the additional of Bradley Beal to the Big Sports Properties ownership team. Beal, a current NBA All-Star for the Washington Wizards is a St. Louis native who spoke at the Press Conference. \u201cThis is something that doesn\u2019t just transform sports in our region. This place will change lives and impact kids for decades to come. I\u2019ve never been more excited to make a dream become a reality,\u201d said Beal who will headquarter his nationally ranked Bradley Beal Elite Basketball Club and training program at the facility.<\/p>\n

POWERplex is located along I-370 just west of St. Louis Lambert International Airport and just 2 miles from the St. Charles county line.<\/p>\n
